Springtime HVAC Repair near Liberty Grove Elementary. Residential service call in Rowlett & Upon arrival found thermostat giving error code 434. Checked outdoor unit and found that it had no incoming power. Checked breaker box and found breaker off. Turned breaker on and breaker tripped. Pulled disconnect out and tried to reset breaker but it tripped again. System has a bad breaker and breaker would have to be replaced by electrician
Spring Air Conditioning Maintenance performed for a residential homeowner in Rowlett with 2 systems. Checked run capacitors, checked Amp draws, checked pressures, checked temp split, checked drain lines, checked duct work, checked electrical connections, checked contactors, checked bearings, checked blades, and checked filters to complete routine maintenance.
Ran unit through heating test mode. Checked airflow through ductwork to supply registers in media room. Registers were getting airflow. Couldn't adjust any airflow due to no dampers. Ductwork has multiple splices in it and inner liner is exposed by water heater. Took pictures of duct run and attic space. Exterior walls to attic aren't insulated. Walls in media room were 46 degrees. Attic is vented. Lack of insulation will affect comfort in room. Room will get colder quicker than other areas upstairs and not catch up (temp) In regular operation. Can install dampers in start collars to adjust airflow and add more volume of air to media room.

Upon arrival found upstairs furnace not heating. Turned system on and checked unit in attic. Found that the gas valve was turned off. Turned valve on and furnace came on. Let system run for 15min. Upstairs system is now heating properly at this time.
Upon arrival homeowner had concern about drain lines after upstairs bathroom sink was clogged and homeowner had Unclogged the sink. Both systems drain into the same line. Poured water down drains and water drained as it should. No water in secondary pan, checked drain underneath sink, everything was clear, checked sink drain by filling up sink, everything drained properly. Drain line is clear.
Upon arrival customer had showed me the upstairs media room where there was low air flow to the vents. Traced down duct work and found that the upstairs media room had been tied into the downstairs system. Therefore room would only cool when downstairs calls. Removed tap from downstairs, sealed hole and moved it over to the upstairs system. Found majority of the damper closed to upstairs, found start collars not sealed or screwed in. Sealed collars up and turned system on in maximum test mode and checked pressures. Pressures looked good system is cooling, homeowner also had a mini split for the upstairs and just quickly hooked gauge up to it and found it was low on Freon and locked out on low pressure system is an R-22. R-22 is no longer made, Recommend replacing mini split if wanting more air conditioning for room.
Upon arrival found upstairs condenser disconnect fuse blown. Straight wired condenser and everything came on. Checked amp draw on the compressor and fan motor and they were good. Compressor amps were 10.02/17.2. Checked breaker and found that the breaker wasn’t pushed in all the way slightly, re secured breaker and tightened down wires. Replaced outdoor disconnect with a non fused disconnect. Checked pressures and they were good. Explained to homeowner that if breaker trips breaker may be weak and may need an electrician. System is now cooling properly. System is new and will warranty work.
Found float switch tripped. Cleared drain line. Found a low spot in drain line causing drain to vapor lock. Strapped drain line and rebuilt trap/insulated. Fixed low voltage wires from stat to furnace and condensing unit. Reset unit and ran system through cooling cycle. Checked low and high stages. System working properly at this time.
Did spring maintenance, changed one filter provided by client, he didn't have the other sizes and said he would replace them himself at a later date. Outside levels had low subcooling and high superheat on both units, but not enough to warrant a major leak search. Charged with 410a.

Replaced one filter that was wrong type, customer wanted to buy their own for the second one, checked temp splits, amps on fans and compressor, voltages on thermostat wires and transformers, refrigerant levels by superheat and subcooling
Install fixtures
Changed out stat under warranty as unit is a new install. Put it simple easy to use honeywell.
I found power had surged and tripped up the truck stat. I reset power and unit began heating properly.
