Starting with indoor air handler, checked all electrical, mechanical and safety components. Checked amp draws and filter. Checked temperature split, everything checked out properly. Then checked outdoor units pressures, amp draws and capacitor. Everything checked out properly. System is cooling properly at this time.

Springtime HVAC Maintenance for a residential homeowner near Preston Lakes. Performed a three system maintenance checking cooling. Starting with indoor units check all mechanical, electrical and safety components. Checked amp draws and filters. Found that the air filters needs to be changed out, two aprilaire 410’s. Checked outdoor units pressures, amp draws and capacitors. Found that the upstairs unit looked overcharged, checked units configuration and found that the first for downstairs was connected to the upstairs and upstairs furnace connected to the downstairs. Installers will need to return to swap furnaces.

Gave estimates for a 14,16,18 seer units, if going with 16 seer or higher plenums need replacing, if going with 18 seer plenums and thermostat wiring would need to be replaced. If going with 16 seer include a air scrubber. If going with 18 seer include air scrubber and surge protectors. Current system is a 3.5 ton, if going with 14 seer it needs to be a 3.5 ton.
Commercial Air Conditioning Repair Service for a customer in Prosper. Upon arrival found system that covers the right side of the office not cooling. The customer had the system off, turned the system on, and checked the indoor unit. Found everything operational, recommend replacing filters within the next few weeks. Checked the outdoor unit and found it slightly low on refrigerant and a contactor wore out. Refrigerant system is a sealed system and shouldn’t be losing refrigerant. Refrigerant does have the potential to Lea back out. The customer opted to add refrigerant and replace the contactor. Added 2lbs of 410-a to set charge, and replaced contactor. The system is now operating properly.

Air conditioning Maintenance for a residential client. Performed a three system maintenance checking cooling. Checked all three inside units' electrical, mechanical, and safety components, and changed customer-supplied filter for downstairs unit. The other two units' filters looked new. Checked amp draws. Checked outdoor units pressures, amp draws and capacitors all checked out well. The coils were clean.
Came back out today on service call for room 122 unit 59
Charged unit properly with just under 2lbs pressures to 106 heat and a.c. is properly working at this time.

Hooked up gouges to mini split find pressure at 32 charged unit with 3lbs got pressure up to 100 checked cooling coming out the head was good switched to heat and it is blowing slow. Customer states should be blowing harder.
Performed a plumbing inspection checking all tubs, faucets, showers, drains, stops and water heater. Homeowner stated that there was a sewer smell coming from laundry room, and a rotten egg smell coming from master shower after running awhile. Found studor vents under every sink in home and tankless water heater needs to be serviced. Recommended removing studor vents in home. Found that the gasket in studor vents at worn out. Found that the upstairs tub spout for griffins bathroom does not seal causing shower to not come on, tub spout will need to be replaced. Emailed estimate over to clean water heater and replace tub spout.
Performed a two system maintenance checking heating. Starting with the inside air handlers, checked blower amps, heat strip amps and checked filter. Found both filters needing to be changed out. Found that the downstairs unit has a blower motor ecm going bad causing the motor to spudder when starting up and stay like that. Was able to reset the breaker a few times and get it unstuck. Motor may fail again in future. Checked outdoor units amp draws and pressures. Checked reversing valve. Found that the downstairs unit is also a few pounds low on Freon. System is out of warranty. Recommended a leak search for downstairs unit. Sent estimate over for repairs.
Upon arrival found system giving a error code 2 +3 which is for low pressure switch failed open. Checked flu pipe it was clear, checked exhaust and intake at rain cap and they were clear. This time the furnace would not lite the burners after resetting it. Called tech support and he had me check to see if board would lose 24v signal from pressure switches and it didn’t. Tech support said that since it never lost signal the control board is bad. Told tech support that previous company tried replacing board and it didn’t work. Previous company also had pressure tubes reversed when new board was installed. Board ordered at Lennox in Allen.

Upon arrival found that system 48 isn’t working again. Turned system on and checked condenser. Found that I didn’t have me fitting to connect gauges, went to get fitting and returned. Found pressures were low. With approval performed a leak search. Checked all the valves, Lines and fittings I could get to and could find leak. Spoke with Steve and he said that the indoor unit can’t be taken off of wall to get to lines. Steve wanted to put Freon back in it and get it going for now until they cut open wall and try to isolate leak. With approval pulled vacuum on system and charge system a little under 3lbs. System holds 40.6oz. Turned system on and system is now working properly for now.
Upon arrival found downstairs system not heating. Turned system on and checked furnace in attic. Found that system was giving a low pressure switch fault. Found that the positive and negative pressure switch tubes were switched. Swapped tubes and tried to turn on system again. System did not come on. Tried to check wiring for pressure switched but couldn’t find a good enough diagram. Called tech support and they had me wire the switches correctly. Checked igniter and drain tubes for furnace all were clear. Turned system on and furnace came on. Cycled unit three times and tested second stage system is heating properly at this time.
Performed a one system maintenance checking heating and plumbing inspection. Checked all electrical, mechanical and safety components, checked amp draws and sequence of operation. Checked filter and pressure. Found that there is some growth in the inside unit that need to be cleaned out, found contactor pitted from short cycling. Found outdoor coil and filter dirty. Found that the exterior txv is stuck closed and will need to be replace to work properly. Emailed estimate over to repair or replace. System didn’t get registered so it’s out of warranty. Highly recommend replacing system.
On plumbing checked all stops, toilets, sinks, drains, showers, water heater. Everything checked out good. Left side sink in master and half bath sink are draining a little slower than others.
