Tech recommended that overflow pan be replaced because it is rusted. The pan is less than two years old. It was installed with the new system in July of 2016. The tech had to come out numerous times due to leakage in the AC system. The tech who did the maintenance check on our AC system was to check the record on this leakage problem and get back with me. Still waiting to hear from the tech.

Upon arrival performed a one system inspection. Checked heating and cooling. Starting with the furnace, checked all electrical, mechanical and safety components. Checked amp draws and capacitors. Found that the air filter was majorly clogged and needs to be replace. Checked systems heating sequence of operation and everything checks out good. Checked a/c side and found that the outdoor unit wasn’t coming on. Found unit had no power. Found breaker in on position but tripped. Reset breaker and checked outdoor units capacitor and amp draws and pressures. All looked good. Found contactor pitted and needing to be replaced and outdoor coil is caked with dust and needs to be cleaned. Freon levels looked ok, wasn’t much heat load on house 57 inside and 58 outside temps. Outdoor condenser needs to be re-leveled. Overall system looks good.

Upon arrival found found that all systems are newer system. Upstairs and downstairs system are only less than a year old and master system is less than two years old. Downstairs system and upstairs are both carrier infinity systems. Homeowner doesn’t like how infinity thermostat operates. Only way to swap out thermostat would be to put in a carrier two stage condenser for downstairs. Or change complete system. Upstairs unit doesn’t have condenser yet. Issue with upstairs unit is that a vent is blowing heat on thermostat causing unit to short cycle. Recommended moving thermostat upstairs. Also both systems need to be air balanced. Homeowner is experiencing hot and cold spots in the home. Homeowner wants to see how s-30 thermostat operates before purchasing.

Upon arrival found that two systems were not heating. Found that units 3&4 were not heating. Checked inside unit 3 and found that it had no incoming power. Found that the blower was shorted to ground. Found breaker tripped for furnace. Reset breaker with blower disconnected and transformer and boards were shorted out as well. The board, transformer and blower would need to be replaced. On unit 4 found main power switch turned off. Turned power on and furnace began heating cycle. Found that the blower motor is locked up and would need to be replaced. Need to email quote over to make repairs with pictures.

Performed a plumbing inspection checking all stops, supply lines and faucets, showers and drains. Checked water heat and checked for scaling. Everything is working properly at this time. I did find that the stops in the bathroom on left side of home are seized up and need to be replaced. Jerry would like to move forward with replacing stops in bathroom and wanted to think about adding in another frost proof hose bib.

Upon arrival found downstairs display not connecting to WiFi and having the WAC setup keep coming up. Checked voltage going to display and everything was correct. Checked wiring going from furnace to outdoor unit and found that there was multiple splices and R&C was not connected to terminalboard going to outdoor unit. Outdoor unit had a separate transformer to give R&C to outdoor unit. Checked cross voltage on wires by leaving R connected and I-,I+ and C disconnected. C and I+ had 5.8 volts leaking over to dc side. Installed separate wire for I-&i+ from furnace to hub, tried installing thermostat directly to hub in attic thermostat would still not cooperate. System will need a new wire ran for outdoor unit and a new filter Lennox 16x26x5. And a new s-30 thermostat. Homeowner approved repairs will need to return to install thermostat and new wire for outdoor unit. Parts on will call in garland Lennox order#33713097

Upon arrival found that both systems were not working. Found that the compressor for the back unit was shorted to ground between the start wire and ground. Compressor or condenser will have to be replaced, also didn’t see an oil trap for systems since condenser sits on roof. On system in the front found that the emergency drain pan was full but had no where to drain out. Drain pan being full activated the float switch turning system off. Checked pressures and everything was good. With approval emptied out emergency pan. Noticed that the arma-flex didn’t cover suction line all the way up to the coil which was causing it to condensate into pan. Slide insulation up so pipe is covered. Main drain line was clear. Sent estimate over to replace compressor or condenser. Also ductwork in front of restaurant is spiral and not insulated causing pipe to sweat on hotter days. Will need to send over pricing to wrap about 70ft of ductwork

Upon arrival found found system at idle. Turned system on heat and furnace came on. Noticed filter was dirty and took filter out and inspected it. Filter was completely clogged allowing no air flow across heat exchanger causing unit to shut off on high limit. Homeowner had filter on hand changed filter. Noticed upstairs Tstat isn’t working. System is a 2 zone system. Recommended replacing zoning system in order for system to work properly. System is now heating at this time.

Performed a quick one system maintenance on a new system. Checked set up, checked gas pressure, checked all electrical, mechanical and safety components, checked amp draws, noticed that furnace would sometimes light on first try or second. Due to time homeowner had to leave, mentioned issue to homeowner and if system has issues to let the office know. Upon arrival checked furnace to see why it wasn’t Lighting on first try. Turned system on and system came on first try. Tested input and out put pressures with input at 6.5inwc and output 3.52inwc. Checked voltage going to valve on start up and voltage was present. Checked voltage going through flame sensor it was reading 2dcv. System is operating properly at this, gas line to house might’ve had some air in the line. Told homeowner to keep an eye on it.

Upon arrival found that the flue pipe was not connected and that the flue pipe had disconnected up in the attic. Left call and got flue pipe material and connected flue pipe together. Brought ladder upstairs to access attic. Reattached flue pipe. Tested systems heating, electrical and mechanical components, gas pressure and everything is working properly. On a/c side pressures were good based off of outside air temp(46*) system had a temperature differential of 20-21*. Systems cooling is working properly at this time. Homeowner stated that they needed to add a flood stop to the water heater and cap off the drain pan. Need to call and schedule appointment for plumber to come out and install flood stop.

Customer turned temp on thermostat down to run ac. Condensing unit came up but blower didn't. Checked low voltage to control board. Board was getting voltage for fan circuit. Checked high voltage to motor. Board wasn't sending high voltage to motor. Bypassed fan relay. Blower came up. Checked amps on blower motor. Amps were running a little high. Checked 7.5 capacitor to motor. Capacitor is weak causing amps on motor to be high. Unit at least need a new furnace control board and 7.5 made run capacitor to be operational.
