Tech recommended that overflow pan be replaced because it is rusted. The pan is less than two years old. It was installed with the new system in July of 2016. The tech had to come out numerous times due to leakage in the AC system. The tech who did the maintenance check on our AC system was to check the record on this leakage problem and get back with me. Still waiting to hear from the tech.

Upon arrival found study area system not coming on. Checked inside unit and found no incoming power, checked light switch and it was on. Checked breaker and it was on. Checked power coming Into switch and I had power. Put switch back together and disconnected furnaces incoming power and checked for power. System had power. Reconnected incoming power and checked power at board, power was present, disconnected high voltage on trans form and power was present. Reconnected transformer and turned system on. System came on no issues. Cycle system 3 time and unit came on every time. System is working properly at this time but told homeowner to keep an eye on it because the control board may be going bad causing power to enter board but not sending it out to transformer. Gave quote to replace board just in case.

Upon arrival found that the whistling noise was coming from the blower door. Air was being sucked in through bottom of the blower door. Taped bottom of door and sound went away. Brought customer over to see if she could hear noise again and she stated that it was much quieter. Also set control board up for 2stage compressor. System is cooling properly at this time.

Upon arrival found downstairs system not cooling. Checked pressures and found unit extremely low on Freon. Homeowner was having siding replaced and a worker hit the line. Siding company had ac guy come and patch the leak but Freon was still leaking out of the system. With approval pumped system down and pressurized lines to perform a leak search. Checked outdoor unit/connections checked indoor coil, txv, and weld connections found no leaks. System was dropping 30psi over 15min. Thinking that they hit the line more than once. Homeowner will have siding company expose the line set and will return tomorrow. Upon arrival found it to be low on Freon. Explained to homeowner that the system could be low due to leak or no being charged properly. Homeowner wanted to perform another leak search. Pumped system down, then leak search the line set. Lines were holding pressure. Released nitrogen. Put system on a vacuum pump, 504 microns. Added 4 pounds of Freon. Pressures look good and system is

Performed a three system tune up checking cooling. Checked all inside units electrical and mechanical components, amp draws, capacitors, filters and drains all looked good. Then checked outdoor units pressures amp draws and capacitors. Found pressures to be good and amp draws good. Did find that the capacitor for the upstairs unit had a burnt start wire for the compressor and it also melted capacitor terminal. With approval replaced capacitor and made wire repair. System is now cooling properly.

S30 hub is faulty will need to return and install new s30 Tstat. System temporarily set up for cooling through 24v. Installed new s30 Tstat, wired in low voltage wires per diagram. Upon arrival system wasn’t making the noise but was making a rattling sound. Found that the rattling sound was coming from the cover to the unit. Also found that the compressor was pulling high amp draw 20.4/24.1 which is an indicator that the compressor is starting to go out. Explained to homeowner that we could add a start assist to help the compressor but it may be to far gone. Went over replacement options and adding zoning to the system. Homeowner approved replacement of system and adding zoning.

Found that the system is low on Freon. Homeowner wanted to recharge and perform a leak search. Put dye in system. Will need to return to check dye next week. Customer prefers Monday morning or Wednesday morning Upon arrival checked dye in system and found a couple of small leaks I. The evaporator coil. After going over options homeowner would like to replace system and add zoning to system. System would be 2 zones and will need to run a Tstat wire for upstairs. Will need two 16in Honeywell dampers and zone board. Homeowner signed proposal sheet to go ahead and order equipment. Unfortunately Lennox doesn’t have acx16 in stock and probably won’t be till the end of august till they get it. Will let customer know if it comes in sooner.

Checked inside unit, found that the blower capacitor is bad and needing replacement, and that the take offs on the supply plenum need to be sealed up. Checked outdoor unit and found that the start wire for the compressor had burnt off melting terminal for capacitor. Also found condenser fan motor leaking oil out the shaft which is an indication of bearing failure. Gave recommendations and replacement options. Homeowner wanted to just replace capacitor and fix wire. Customer also added main system to maintenance to bring charges to $36/month.

Found filter base is too small for system causing high velocity through filter and supply plenum isn't the correct size. Airhandler supply outlet is blocked 2" on both sides. Performed maintenance on both systems. Cleaned condensing coils, took temp reading on supply and return air, checked static pressure on duct systems, checked amps on compressors, and fan motors. Checked electrical components and refrigerant charge on both units. Upstairs unit was low and downstairs unit was overcharged. Adjusted charge on both units. Downstairs blower was set too high for system. Lowered blower speed. Duct systems on both Upstairs and downstairs are alittle undersized. Homeowner is going to hold off on any ductwork for the moment. Recommend doing a leak search on upstairs system. Quoted Homeowner leak search for upstairs. Systems are cooling at this time. Start service plan membership this fall. Homeowner will most likely schedule leak search when they get back from vacation.
