Spring Air Conditioning Maintenance for a residential customer in Murphy. Performed a two system maintenance. Checked inside units' electrical, mechanical, and safety components. Checked amp draws and drains lines. UV light everything is working properly at this time. Checked outdoor units pressures, capacitors, and amp draw. Added two pounds of 410-a to the downstairs system and now are operating properly at this time.
Upon arrival found upstairs system had water in emergency drain pan, but drain line was dry, checked level of coil and it was leaning correctly, explained to homeowner that only was I can make sure if drain is clear I’ll have to blow it out. Also noticed downstairs uv light was out and drain pan rusted for upstairs unit. Homeowner approved clearing drain line and replacing pan. Will order pan, pan ordered and in will call at Lennox in Allen.
Replaced ozone air scrubber bulb with a non-ozone bulb.
Found water in both secondary drain pans. Drain appears to have a clogged. Upstairs system is installed improperly causing low airflow through evaporator coil and system is low on refrigerant (410a). Refrigerant leaks may be attributed to installation of equipment. Recommend replacing evaporator. Unit doesn't have any available warranty on system. Condensing unit is a 5 ton but furnace only has a 4 ton blower capacity. Unit is mismatched. Condensing coil is very dirty and dual capacitor is bad. System has never been at full capacity due to installation. Downstairs system lis low on r22, condensing coil is dirty, and evaporator coil appears to have leaks. Recommend replacing equipment due to age and condition. System may also have metering issues as well. Duct systems are undersized. Wasn't able to get approval for anything owner is at work. Daughter will relay information to him.
Upon arrival found that the upstairs unit capacitor for condenser had blown and the contactor was pitted real bad. Home owner approved replacing contactor and capacitor. Per Michael waived dispatch fee.
Upon arrival found upstairs unit not cooling. Checked inside unit and found that the blower motor bearings are bad and blower motor locks up. Found that the filters were dirty and recommended changing. Also found that the low voltage fuse was blown on board. Traced low voltage short to some exposed wiring outside where wire was spliced. While checking outdoor unit noticed downstairs unit was frozen up. Inform homeowner that typically when a unit freezes up it’s low on Freon. System is 16yrs old and uses R-22 Freon. Recommended either perform a leak search on downstairs system or replacement due to R-22. I was unable to check pressures on upstairs system due to blower motor being bad. Explained to homeowner that we can repair upstairs system but system could be low on R-22 Freon as well. Emailed repair estimate and replacement estimate. Both systems are not cooling at this time.
Burst Pipe on the RO System
Remove and replace bust pipe.
I found hose bib failed, allowing water to pass through it even when turned off. I capped the water line inside so there are no leaks while we locate the correct bib and submit a quote for repairs.
I found pipe had burst in shop above oil containers. I was able to remove spot in pipe that had burst and repair, then I tested the rest of the building for leaks. There are no further leaks and repair is successful.
Dispatched to no heat. After diagnostic, ignitor was not working. After replacement furnace os heating. Pictures attached.
Upon arrival heat pump was not heating. Heating strips was heating when activated. After checking low voltage wiring and calling tech support. The board needed a wire clipped in order to activate heat pump. Essentially unit was running like a furnace. After removing the wire from the board, heat pump is running correctly.
Completed free estimate on 2, 15 year old lennox systems. Downstairs condenser was down. Both units are R22 (old refrigerant). I also got Downstairs heating operating, and removed Downstairs filter.
Completed estimate on upstairs condenser and coil. Sent information over to Michael he is going to fill out estimate and send to customer.
Completed a one system diagnostic/ tune up. Found system really dirty and needs to be cleaned properly. Replaced faulty capacitor and added start assist kit. Pressures were proper at this time and system is cooling now properly at this time.
Customer would like office to reach out and schedule a time to install a uv system and complete a duct cleaning.
Collect remaining payment on completion for duct cleaning and uv system.
