Springtime Air Conditioning Repair for a residential customer near The Villas at Craig Ranch. Upon arrival found system running but not cooling. Checked inside unit and found a slight ice build up after txv. Everything else checked out good. Checked outdoor unit and found pressures low, when I went to take off caps on pressure ports noticed high side was leaking out pretty good. Tried to tighten down valve stem but stem was still leaking. Changed out valve stem and port stopped leaking. Also added 6lbs to system to set charge. Only charged for three pounds because of recent maintenance visit. System is now cooling with a 55* supply and a 74* return.

Burnt and pitted contactor 1 1/2 pole (the more burnt and pitted part gets either will get stuck on and cause issues to motor and compressor or may not touch and at that point won't allow power to condenser for unit to come on at all.)
Restriction in txv in all style coil (a restriction in the metering device for the refrigerant causing pressure to be out of specs and unit to not cool properly more restricted it gets over time will cause evap coil to freeze up and pop a leak also cause damages to blower motor possibly.) [Pressures 120-540 at starts got to 115-399 before left.]
No plenums on unit (unit not having plenums on it causes for improper air movement/distribution)

Spring Air Conditioning Maintenance Service in McKinney. Performed a one system maintenance checking cooling, checked indoor units electrical, mechanical and safety components. Blew out drain, checked filter, checked coil and found a good amount of rust on evaporator coil possibly leaking. Checked outdoor units pressures, amp draws and capacitor. Found all components good. I did find that the system is slightly low on refrigerant, system hold 8lbs and is about 1-2lbs low.
Upon arrival checked systems ductwork, made sure everything was connected, checked positions on mechanical and manual dampers, checked plenums, checked coil. Found that there was some cardboard in coil from packaging when unit was installed that wasn’t taken out causing cardboard to get wet and start to develop a little bit of growth on it. Took cardboard out. Return ducts have little to none dust on liners. Return plenum was pretty clean for age of system. Found no bacterial growth in plenums. Recommended adding a air scrubber uv light to help with indoor air quality, allergies and any air born bacteria or viruses. Emailed estimate.
Came out on 2 system maintenance today.

Outdoor downstairs unit bearing have some place in condenser motor
No surge protection.
No start assist kit for compressors.
Upon arrival found system not coming on, checked inside air handler and found that the low voltage fuse was blown, replaced fuse and tested systems heat. System came on. Tested systems cooling and fuse blew. Found low voltage wire going to outdoor unit bear in some spots and it was grounding out to the metal skirt on side of home. Replaced section of wire and tested systems cooling. Contactor closed in and fuse did not blow. System is now operating properly at this time.
Gave estimates to replace exchanger, replace furnace or replace whole system. Estimate good for 30 days.
Demo wall in other bathroom. Removed old toilet and lavatory. Installed new copper stub outs for lavatory and toilet. Installed toilet flange and angle stops. Installed new toilet and stainless sink.
When I started the maintenance I started with the The electric heat strips and get the amp draws, but after testing the power wires and none of them have ig a load I started to look at the wireing at the t-sat and they looked right, then I started looking and test for 24 volts at the zone control board, it had 24v at the tsat incoming to board but from the board outgoing to the air handler there was no 24v, after I jumped out the heat strips to come on I got the aunt drawl off of condenser fan blower motor and compressor and took multiple pictures of the electric meter
Upon arrival turned both zones heat on. Waited for emergency heat to come on. Checked inside unit and found both heat strips on. System is working properly at this time.
Upon arrival performed a two system unit inspection, checked all electrical, mechanical and safety components, checked amp draws, cleaned flame sensors, checked filters. Checked heat exchangers, and duct work both systems are operating properly at this time. I did find that the filters are needing to be changed. 1 20x25x4 and 1 16x25x4. As far as the line set insulation was able to just slide it up closer to the cabinet of evaporator coil.
Upon arrival found blower running and zone board flashing heat light. Tested equipment by itself and everything is coming on fine. Tested at systems Tstat and heat light would flash. Tested both zones and found that the zone board is getting the call for heat but not sending Volta to turn on furnace. Systems zone board has a short. Jarvis signed up for maintenance and approved replacement of zone board. Board is in will call at standard in Allen. Will need to reschedule to make repairs. Also performed heating maintenance checked all electrical, mechanical and safety components. System is operating properly at this time minus the zone board. Temporarily wired downstairs Tstat to equipment to give temporary unit function.
Checked amp draws on inducer fan motor and blower motor, cleaned flame sensor checked air filter, checked safety devices, checked heat exchanger it was good, check igniter
