Upon arrival found system not coming on, checked inside air handler and found that the low voltage fuse was blown, replaced fuse and tested systems heat. System came on. Tested systems cooling and fuse blew. Found low voltage wire going to outdoor unit bear in some spots and it was grounding out to the metal skirt on side of home. Replaced section of wire and tested systems cooling. Contactor closed in and fuse did not blow. System is now operating properly at this time.

When I started the maintenance I started with the The electric heat strips and get the amp draws, but after testing the power wires and none of them have ig a load I started to look at the wireing at the t-sat and they looked right, then I started looking and test for 24 volts at the zone control board, it had 24v at the tsat incoming to board but from the board outgoing to the air handler there was no 24v, after I jumped out the heat strips to come on I got the aunt drawl off of condenser fan blower motor and compressor and took multiple pictures of the electric meter Upon arrival turned both zones heat on. Waited for emergency heat to come on. Checked inside unit and found both heat strips on. System is working properly at this time.

Upon arrival performed a two system unit inspection, checked all electrical, mechanical and safety components, checked amp draws, cleaned flame sensors, checked filters. Checked heat exchangers, and duct work both systems are operating properly at this time. I did find that the filters are needing to be changed. 1 20x25x4 and 1 16x25x4. As far as the line set insulation was able to just slide it up closer to the cabinet of evaporator coil.

Upon arrival found blower running and zone board flashing heat light. Tested equipment by itself and everything is coming on fine. Tested at systems Tstat and heat light would flash. Tested both zones and found that the zone board is getting the call for heat but not sending Volta to turn on furnace. Systems zone board has a short. Jarvis signed up for maintenance and approved replacement of zone board. Board is in will call at standard in Allen. Will need to reschedule to make repairs. Also performed heating maintenance checked all electrical, mechanical and safety components. System is operating properly at this time minus the zone board. Temporarily wired downstairs Tstat to equipment to give temporary unit function.

Upon arrival found upstairs unit not cooling. Checked inside unit and found filter clogged up. Furnace was operational. Checked outdoor unit and found that the fan was running but compressor was not. Checked capacitor and found it reading 31/35. Installed new capacitor compressor didn’t come on, installed hard start and compressor still didn’t come on. System is 20 years old, compressor has locked up, system is an R-22 system and needing replacement due to R-22 is no longer made. Email replacement estimates.

Upon arrival found system leaking water out of furnace onto ceiling. Turned system on and checked inside unit. Found drain line clear and p-trap clear, opened up coil and found drain pan clean and not holding any pockets of water. Tried to move pan and noticed only part of pan was moving. Found that the evaporator coil has a cracked drain pan, few options are replacing just drain pan which could lead to more issues, replacing the coil which furnace and condenser is still 13 yrs old. Or replace system. Sent estimate over for all three options.

Performed a two unit inspection, checked both inside and outside units. Checked all electrical and mechanical components, checked heating and cooling. Found that on the upstairs system the filter needs to be replaced, blower capacitor wasn’t strapped properly causing it to rub blower housing and rub into capacitor, found that the gas valve was sticking on furnace, checked outdoor unit and found a bad capacitor and system low on Freon. For the downstairs unit I found the heat working no problems, I did find that the motor had sagged causing blower wheel to rub on blower housing. Recommended replacing blower wheel before a bigger issue arrives, for the outdoor unit found that the system had a bad capacitor. Went over repair with homeowner, and homeowner approved replacing both capacitors and adding Freon to upstairs system. Added 2lbs of 410-a and changed capacitors in upstairs and downstairs condensers. Systems are now cooling properly at this time.

Found condensing unit randomly cutting out. Float switch seemed to be tripping condensing unit out. Checked condensate trap. Condensate trap was at an angle and trap is very shallow not allowing trap to fill with water creating a vapor barrier. Water wouldn't drain out tripping Float switch. Repiped condensate trap and ran system through cooling. Checked drain for proper draining. Unit is draining and drain doesn't seem to be clogged. Unit ran for an hour straight without tripping out or condensing unit cutting off. System cooling at this time.

Upon arrival hung up bypass damper and adjusted weight accordingly. Checked level of coil, added extra screws to straps. Checked outside unit and herd reversing valve solenoid making a buzzing sound. Tighten reversing valve solenoid screw and sound stopped. System is operating properly at this time.

Upon arrival found that the downstairs system had been leaking water onto the ceiling. Checked inside unit and found that the main drain line had been broken off the coil. Was able to re-pipe a new male fitting in and P-trap. Found that the filters were clogged, outdoor coils were clogged and a contactor burnt up on the downstairs. Homeowner approved replacement of drain section, cleaning coils and replacing contactor. System is now draining and cooling properly at this time.

Upon arrival pumped system down and replaced txv with a 5 ton piston. Pressure tested lines to 397psi and pressures held for 20min. Released nitrogen and started vacuum. Pulled vacuum down to 500microns and then purged system with Freon. Released charge back into system and added 1lb 13oz. System is now cooling with a 56* supply and 77* return

Replaced blower and turned system back on. Blower came on and system began to cool. Checked supply and return temperatures and supply was 67 return was 88. upon arrival found system cooling but downstairs was cooling two 6061 while it was set for 72, found that The battery on thermostat were low replaced batteries and when thermostat would turn off damper would close, noticed that when the downstairs was done calling for cool upstairs would kick on heat from thermostat but Tstat wouldn’t be calling for heat. after looking at wiring found that none of the commons were wired in for thermostat so they can get power from unit. Wired in common. And still didn’t fix issue. Went through Tstat settings, checked wiring, changed Tstat and it still was doing the same thing. I still a 2ft section of wire and connected the Tstat to it and it was still doing the same thing. Also noticed that the drain line was clogged up. Homeowner approved blowing out drain line. After speaking with office will need to come back and complete diagnosis. Upon arrival moved w1 on Tstat to w2, set downstairs Tstat to 1 heat 1 aux heat. Tested Tstat and Tstat is now
