Starting with indoor unit checked electrical, mechanical and safety components. Checked filter and blower amps, checked drain line. Then checked outdoor units pressures, amp draws and capacitor. Washed outdoor coil. System has a split of 17*. System is operating properly at this time.

Starting with indoor unit, checked all electrical, mechanical and safety components, blew out drain, changed supplied filter and checked amp draws. Then checked outdoor units pressures, amp draws and capacitor, washed outdoor coil, systems is operating properly at this time.

Upon arrival performed a one system checking cooling. Checked indoor unit electrical, mechanical and safety components. Checked filter and customer said it was due in may to change out, filter looked good. Checked outdoor units electrical, mechanical and safety components as well as Freon levels. While testing the disconnect was able to turn it off and when I went to turn it back to the on position condenser wouldn’t come back on. System has a faulty disconnect and needs to be replaced. Because of colder temperatures covered condenser to raise pressures up. Pressures were reading low, system has lost about half its charge, refrigerant lines are a sealed circuit so Freon should not be escaping. recommended performing a leak search to determine where the leak is. Sent estimate over to replace disconnect, perform leak search and sent a price to warranty out the coil if we find a leak in the coil. Customer wanted to speak with office.

Upon arrival found that the system had a clogged main drain line. With approval blew out drain line and cleared clog. Noticed that spiders had built webs in drain. Put cap on vent to prevent them from getting into drain. Homeowner did not want me checking condenser. System is now draining properly
Performed a two system maintenance checking cooling. Checked indoor units capacitors, filters, amp draws, checked drain lines, everything checked out properly. Checked outdoor units pressures, amp draws and capacitors. Everything checked out good. I did find that both contactors are pitted and getting close to failure. Also outdoor coils need to be cleaned. Backside is completely clogged. Upstairs unit may have a txv issue or low Freon issue. Temperatures outside are too cold to determine just yet.
Came out on fall maintenance.

Performed a plumbing inspection checking all faucets, drains, cut off valves, checked water heater, T&P valve, opened up drain valve for water heater and noticed the water was black, checked toilets and hose bibs. Found that the stops in the second bathroom need to be replaced, hot side on both are not closing. P-trap is clogged up on right sink which has the a/c draining into it. Found that the stop in master bathroom sink closest to closet need to be replaced stop doesn’t close. Found that the kitchen sink stops need to be replace, dishwasher stop is leaking when closing, and sink stop hot side. Found that the water heater needs to be flushed and T&P valve doesn’t close all the way when opened. Sent estimate over to make repairs.
No leaks
Upon arrival performed a one system maintenance checking heating, checked all electrical, mechanical and safety components, checked gas pressures, checked heat exchanger and clean flame sensor and changed filter. Had to leave to get filter and come back. System is operating properly at this time. Homeowner also had a drain leaking under the sink, found that water was leaking from the seal of the basket strainer. With approval removed basket strainer and resealed strainer with silicone. Sink is no longer leaking at this time. Homeowner may need us to look at water softener.
Upon arrival removed wires from old zone board and installed new zone board. Turned system on and tested each zone together and individually. System is now operating properly at this time.
Performed a one system maintenance checking heating. Checked all electrical, mechanical and safety components. Checked amp draws, checked capacitor all look good. Due to systems age told homeowner that system needs to be replaced soon.
