Springtime Thermostat Repair for a residential homeowner near Windsor Park. Upon arrival homeowner stated that the upstairs thermostat went blank and wouldn’t come on. Found thermostat on and working. Checked upstairs furnaces wire connections, checked drain lines and checked connections at the thermostat. Found no water in emergency pan or in secondary reservoir that would cause the float switch to activate. I did find the main drain line for unit was falling backwards causing system to not drain properly. Fixed fall of main drain line. Explained to homeowner that if thermostat cuts out again take a video of it and let us know, thermostat could have underlying issues. System is operating properly at this time.

Spring Air Conditioning Repair for a Residential service call near Klamath. Found the system that covers 1st&2nd floor was not cooling. Checked inside unit and found filter dirty. Replaced customer supplied filter. Checked outdoor unit and found my pressures running at 9psi over 250psi indicating a restriction somewhere. Checked filter dryer and it was good. Opened up coil and found txv starting to ice up. Txv is stuck closed looks like it got to hot upon install. Sent estimate for repairs. Customer happy on departure.
Air Conditioning Maintenance for a residential homeowner. Upon arrival performed a one system maintenance inspection checking cooling. Checked inside units electrical, mechanical and safety components. Checked blower amp draws 4.4/9amps. Checked filter and drain lines. Then checked outdoor units pressures, amp draws and capacitors. All checked out good, noticed that the contactor is pitted and worn down. Recommended replacing contactor. Pressures were 125/275.
Performed a three system maintenance checking cooling. Checked inside units electrical, mechanical and safety components. Checked filters, sizes are an aprilaire 210 and two 410’s. Filters looked ok recommended changing out in two month. Checked outdoor units pressures, amp draws and capacitors all checked out good. Due to temps I had to cover the condensers to get pressures to raise up. Pressures rose up like they should. Systems are operating properly at this time.
Upon arrival performed a plumbing inspection only due to colder weather unable to check A/C. Checked all sinks, drains, tubs, showers, stops, garbage disposal. Everything checked out good and working properly. I did find a leaking stop in the laundry room sink on cold side and the upstairs jacuzzi tub has a clogged up drain. Homeowner wants to move forward with plumbing repairs and will need to schedule to make repairs. Need to reschedule spring maintenance.
Performed a one system maintenance checking heating. Checked all electrical, mechanical and safety components. Checked amp draws and capacitor. Equipment is working properly at this time. I did find that the zone board that was installed is the improper zone board for a heat pump. Zone board will have to be replaced, also found where there is a big gap on the plenum and needs to be sealed. Emailed estimate to realtor and homeowner. Realtor approved replacement of zone board and sealing system. Zone board will be ordered in the morning from standard. Will need to reschedule to replace zone board and mastic seal system.
Performed a three system main checking heat, checked all electrical and mechanical components, safeties, heat exchanger, gas pressures, 1st & 2nd stage heat, flue pipe, cleaned flame sensors, checked filters, all systems are working properly at this time. Homeowner had a concern about the drain line for upstairs and master system since they are tied together, traps were clean and clear, ran a/c and system didn’t show signs of being clogged. Explained to homeowner that we can blow out drain line if he wants us to but it doesn’t show that it is backed up.
Check the furnace, everything look fine and was working. Check the outside unit and everything was working, tested 1st and 2nd stage cooling. Do to the thermostat not working before this call and did the same thing again, recommended replacement as it is still under parts and labor warranty. At this time the issue with the thermostat is not showing it self. Unit is cooling at this time

Upon found main living room not cooling. Checked inside unit and found the filter completely clogged, and minor ice on coil. Removed filter and checked outdoor and found pressures low. Coil is 5 yrs old and condenser is 1 yr old. Called Lennox and they said the coil went out of warranty in February 2021. Homeowner wanted to move forward with the leak search, while performing leak search Denzel called and told me to stop due to homeowner wanting to find a better price to replace coil. Will still need to collect service fee and for leak search. Called homeowner and got no response for payment.
Gave estimates on replacing downstairs unit, homeowner also wanted pricing for upstairs. Homeowner wanted to think about it and make a decision tonight.
Dispatched to unit making noise. After diagnostic I found that the compressor was bad. After changing the compressor and charging the unot appropriately the unit is cooling.
Call back to same dirty sick syndrome. Coil is 2 years old ADP. UV light was installed in November but smell still persists. I have now opened coil box completely and cleaned coil. We will see if the cleaning will solve our problem.
Preformed one system fall matience on new lennox furnace. Blower motor amps 12.8 max/ 6.1 acutal, inducer draft motor .26 amps, capacitor 5/4.98. Also checked furnace safety switches and unit is operating properly at this time.
April air 210 will b ready to change during spring matience
Dispatched to unit smelling when air conditioning comes on after being off. I checked the cleanliness of the coil and the coil was spotless. To resolve issue I installed a 4 inch filter instead of 1 inch and unstalled UV light to keep coil free of bacterial growth and help with smell.
Install UV light for whole home air purification, with ozone to help get rid of sock smell.
Completed 3 system fall matience. Also cleaned clogged sink "on the house" as a thanks for being our customer. Also took concrete pad from side of house and set up his thermostats.

Upon arrival house wasn't cooling. Thermostat was satisfied at 74 degrees when it was 82 inside the home. I took the thermostat off the wall and reset the m30. After it rebooted the system corrected itself and is working properly at this time.
