Found upstairs thermostat blank. Condensate float switch was tripped. Downstairs and upstairs share a common drain line and the downstairs unit sits higher than the upstairs unit causing the downstairs condensate to empty into the upstairs when drain was clogged. The upstairs secondary pan is drained to outside. It is capped and has a float switch installed in it. Prepped upstairs bathroom sink, cut downstairs and upstairs drain line. Installed isolation valves in drain lines. Cleared drain lines with nitrogen. Upstairs blower was left on default and running 3tons of airflow through evaporator coil. Adjusted blower speed on system to low (system is a 2 ton). Reset unit and ran system through cooling cycle. Took temp reading on supply and return air, checked static pressure on duct system (0.82 icw), checked refrigerant charge, and adjusted refrigerant levels (removed a 1.5 lbs of 410a). Performed a two system maintenance checking cooling. Checked inside units electrical and mechanical components, ductwork, drains. Then checked outdoor units pressures amp draws and capacitors. Found that the upstairs system need some Freon and a new contactor and the upstairs unit needed the supply plenum resealed. Homeowner approved repairs and repairs were made. As far as the air balance upstairs all registers are receiving the proper amount of air flow.

Upon arrival found master bedroom unit not cooling. Found that the disconnect was busted and needing replacement. Found that the capacitor for condenser had bulged up and went out. Replaced 45/5 capacitor and compressor and fan motor came on. Checked pressures and found system a little low. Homeowner wanted to move forward with the repairs. Replaced disconnect, the capacitor and added two pounds of R-22. System is now cooling properly.

Discovered lobby not cooling. Contacted monitoring company and verified AHU 1 & AHU 2 not cooling properly. Replaced control board on AHU 1 with a used part. Added 10 lbs of R-410A refrigerant to system. Discovered leak in evaporator coil. Will provide estimate for replacement coil. Also checked AHU# 4 and discovered a worn belt. Upon arrival found that the downstairs system has an i30 thermostat that has gone bad. Noticed that the upstairs system has the same thermostat. Checked inside unit and found that the equipment is a merit series. Explained to homeowner that the equipment doesn’t need that style of thermostat and recommended replacing both Tstats with a nest. Also noticed that the filters need to be changed out and the Uv bulb was out for the downstairs system. Also sent quote over for duct cleaning.

Manager said and showed me where water was leaking onto ceiling. Found condensate outlet on pan being blocked by rust. Vacuumed out drain pan and cleared drain line. Primed trap on condensate drain. Upon arrival found furnace short cycling. Checked inside unit and found that the nest Tstat wasn’t fed a common wire so nest was trying to turn system on off of the battery. Added common wire to nest and resolved issue. After turning system on cool noticed outdoor unit didn’t come on. Checked outdoor unit and found that some rodents had chewed on the wiring again. With approval made wire repairs. Recommended to homeowner to put steel wool in the gaps so they can’t chew through. Checked pressures And capacitors everything checked out good. Recommended adding some attic insulation to help home stay insulated.

Upon arrival checked upstairs unit for the bedrooms and air balanced system. Rooms in the front of the house were getting cold while rooms in the back were getting warm. Adjusted the front bedroom, the middle bedroom to push more air to back bedroom, adjusted thermostat room to allow system to equally cool down upstairs. Also downstairs kitchen area found that the system was 1.5lbs low on charge. Homeowner stated system was put in during the colder months. Figuring that the system never fully got charged. Also noticed that the main drain line was slightly falling backwards filling secondary. Strapped down drain line to get proper fall. Both systems are cooling properly at this time. Also there was a noise issue for downstairs unit next to fire place. Freon lines are viberating on the slab. Lifted lines off of slab and separated lines. Explained to homeowner that lines may be up against the wall and may need to cut open a hole and re-secure the lines.

Found system running in cooling. Checked charge on downstairs system. System was low on refrigerant and condensing coil was very dirty. Call landlord and got approval to clean and charge unit. Cleaned condensing coil and recharged system. Used 5 lbs of 410a. Unit has a substantial leak. Recommend performing a leak search on downstairs system. Compressor is pulling high start amps. Recommend wiring in a hard start kit for compressor. Hard start kit with drop amps, shorten start duration, and prolong the life of the compressor. Checked furnace and evaporator in attic. Found evaporator coil is getting low airflow through coil due to how evaporator has been installed. The bottom 4"-5" is below the furnace outlet so air isn't flowing through the entire coil. There should have been a transition installed between furnace and evaporator coil when system was put in. Everything else checked out good. Checked outdoor units and and found for upstairs needs a new capacitor and contactor and start assist and on the downstairs found that the system was low on Freon and both condenser coils need to be cleaned.
