Commercial service call in Ft Worth and Upon found RTU 1 not cooling. Checked RTU and found the compressor not running. Connected gauges and found the system empty on refrigerant. With approval from Robert performed a leak search. Found where One of the capillary tubes was rubbing against one of the U-bends on the evaporator coil. With approval from Robert again, repaired leak, pressure tested system again and pressures held. Pulled a vacuum down to 488 microns. Charged unit up with 6lbs. System is now cooling properly at this time.
Springtime HVAC Repair Service for a residential homeowner near North Park Estates. Unit was being shut off due to the kill switch. I cleaned the drain pan and cleaned the drain line out, there was a clog in the line. I poured into the drin pan multiple times and it drained properly.
Drian pan was leaning towards the kill switch I leveled it and secured it, and ran a fish tap all the way threw the primary drain line

Commercial service call in Ft Worth for a roof top unit leaking & Perform a spring system maintenance on units. For water leaking found that RTU 1 had a clogged drain line causing water to overflow out of drain pan and into showroom. Cleared drain line and water began to flow out.
Spring Commercial service call in Ft Worth for a RTU. Thermostat was blank for unit. Checked power coming into unit and had good voltage. Checked transformers found top transformer 460v-24v had resettable fuse that had been popped. Reset fuse and all indicator lights came on properly checked pressure switches for touching wires or arcs wires they are good. Happy customer on departure.

Upon arrival replaced disconnect box for RTU2 and contactor for comp A, turned system one and system is operating properly at this time. Replaced capacitor for condenser fan motors on RTU1, tested system and system is operating properly at this time. Replaced contactor for comp A on RTU 3 and tested. System is operating properly at this time.
Performed a 3 out of 4 system maintenance due to RTU2 DISCONNECT still being bad. Checked over all electrical, mechanical and safety components. Washed coils and changed filters. Found that RTU1 has a bad 10/10 dual capacitor for fan motors. RTU2 had a bad three phase disconnect and contactor is pitted for comp 1. RTU3 has a pitted contactor for comp 1 as well. Called Kelly but couldn’t get ahold of her, left message and sent estimate over to make repairs.
AC Repair to avoid new HVAC installation - Front unit was leaking water. Checked drain line. Found condensate trap clogged and overflowing into the return duct. Cleared out trap on drain. Flushed out pan. Checked for proper drainage. Ran unit through both stages of cooling. Checked charge on system. Checked electrical components. Found a dual 10/10 mff run capacitor on condensing fan motors is weal/below parameters. Recommend replacing capacitor. Condensing coil is dirty and needs to be cleaned. Dirty condensing cooling is causing high refrigerant pressures and temperatures. Checked for water access. Found a mop sink in men's bathroom. We can run hose out back door then up to the roof. Will need about 400' of hose. Checked blower amps and belt. Unit is cooling but as outdoor temp gets higher unit will struggle to cool properly. Bad/weak capacitor will make motors over amp and go out on internal temp causing unit not to cool or ruin motors.
Replace actuator and module in economizer. Reset unit and test operation of economizer. Recheck refrigerant charge on unit.
Service call was for unit 4. Unit was running in cooling on arrival. Checked human interface in package unit. Checked active alarms and alarm history. Unit had a good amount of actuator faults in history. Unit had no active alarms at this time. Checked actuator in economizer. Actuator wasn't opening when testing. Need to replace actuator. Economizer module was faults out on communication. Checked 24 volts and dc signal to module. Module was getting ac and dc voltage. Module is bad (not communicating with system) Need to replace module. Ran system through cooling cycle and checked temperature on supply and return air. Checked charge on system. Head pressure was running higher than normal. Checked condensing coil. Condensing coil was very dirty. Cleaned condensing coil with water. Microchannel condensing coils take a long time to dry properly. Need to recheck refrigerant charge when return to change actuator and module for economizer. Delta t on air was running 18.5 degrees. Performed a 4 system maintenance checking heating and cooling. Checked all electrical and mechanical components, amp draws and capacitors. Checked filters and manager mentioned that one of the units is making a loud noise and it’s not cooling. Found that RTU2 has a bad 3-phase disconnect that is not allowing power to pass through. Along with a bad contactor for compressor 1. System is not getting the power it needs to run. Found that in RTU 3 the contactor needs to be changed out as well. Sent estimate over to Kelly for repairs.
Checked amp draws on inducer fan motor and blower motor, cleaned flame sensor checked air filter, checked safety devices, checked heat exchanger it was good, check igniter
Performed maintenance on one system checking the heat. Checked all electrical and mechanical components, checked all safeties, gas pressure, cleaned flame sensor, checked capacitor, and changed customer supplied filter. I did find the blower capacitor reading 6.6/7.5. Recommended changing out under warranty. Homeowner approved repairs, replaced blower capacitor. System is heating properly at this time.
Niles said back where break room is cooling well. System was out on drain safety. Noticed vent on wrong side of trap on all units. Found that the only unit running was the big unit. Both other package units were out on drain safety. Condensate drain wasn't clogged. Checked configuration for Condensate switches. Called carrier tech support to verify configuration of unit is correct now. Determined Condensate switches are bad. Bypassed one and the other Condensate switch started working. All units are operational at this time. Need to return and replace both units Condensate switches and correct the ptraps on all units.
Returned and replaced drain safety switch in package units (2). Tested units. Ran systems through cooling cycle. No alerts or faults present. Systems are working at this time.

Replaced client provided filter. Checked temp split and at optimal temps. Checked cooling functionality at thermostat and circuitry in air handler. Unit clean and operational. Checked pressures and charge via superheat, at 12 degree at good temp.

Dispatched to unit not heating. After diagnostic I determined that the thermostat was faulty. Client had a new thermostat. I replaced thermostat and furnace Is working properly. I also relit her fireplace as a courtesy.
