Performed a one system maintenance checking cooling, checked inside unit, checked amp draws and blower capacitor, checked coil, checked filter, evaporator coil is starting to accumulate rust, checked outdoor units pressures, amp draws, capacitor and contactor, all check out good. With Freon levels being good, system may have a small leak since Freon hasn’t leaked out yet. Outdoor coil could use a wash. System is operating properly at this time.
Upon arrival found system not heating properly. Homeowner said condenser outside would short cycle. Checked indoor unit and found everything operational. I did notice a big oil stain on bottom left side of coil. Checked outdoor unit and found it in a low pressure lockout. Checked pressures and found system around 4lbs low. Thinking leak is in coil, recommended leak search to confirm. Homeowner wants to hold off.
Performed a one system maintenance checking heating. Checked inside units electrical mechanical and safety components. Cleaned flame sensor, checked filter, amp draws and capacitor. I did have to adjust the gas pressure on gas valve from 4.1 to 3.52. System is operating properly at this time.
checked amp draw‘s on electric heat strips, checked amp draw‘s on blower motor, checked air filter, checked pressures on heat pump, checked condenser fan motor amp draw‘s, checked compressor amp draw‘s, when I pulled the blower door off noticed that there was part of a car jack stand in the blower compartment holding the main drain pan up, also noticed that emergency drain pan is out of level holding water in the back left corner recommended re-leveling drain pan and adding a float switch
Performed a one system maintenance checking cooling. Checked indoor units mechanical and electrical components, checked drains, filter duct work. Noticed that the system didn’t have any float switches to stop unit if drain pan get full. Checked outdoor units pressure’s amp draws and capacitor all looked good. Recommended adding a surge protector to the outdoor unit since inside already has one and a start assist for the compressor to reduce wear and tear on compressor.
Out door unit was trying to co.e on but wasn't able to start. I checked the capacitor and it was bad. I replaced the capacitor and the unit is running normal.
Upon arrival turned system on and checked Freon levels. Found pressures low. Recommended leak search for system. Homeowner approved replacing disconnect box, repairing emergency drain line and performing leak search. Made repairs and will need to return to check dye in system.
EVAN-i fully inspected the coil after pulling it from the unit. Pulled the armoflex of the suction line and checked whit my uv light all the way down to the wall, took the condenser apart and checked the condinsor coil. They only location present with the uv die was the suction Line port where the uv was administered. I put refrigerant in the system to normal readings and the u it is running normally. Advised if there was still a leak it will be present in the wall and will need a lineset replacement.

Unit cleaned.... pressure/temperature check... outside temperature too low to know if unit needs refrigerant only a 2degree super heat ... refrigerant would need to be checked when there is a heat load.
