I was expecting a call from the office a day before or in this case, D business day before the holiday... But I didn't get it... I stick with this company because of d owner, he was nice.
A/C System Maintenance for a residential homeowner in Anna. Upon arrival performed a one system maintenance checking cooling. Checked inside air handlers blower amps, filter and electrical components found everything operational, checked outdoor units Freon levels and electrical components and amp draws. Compressor amp draws are low and Freon levels are low indicating system is low on Freon.
Checked amp draw‘s on indoor blower motor and heat strips, checked Filter, checked pressures on heat pump, checked amp draw‘s on compressor and condenser fan motor
Performed maintenance on system. Cleaned condensing coil, cleared drain line, took temp reading on supply and return air, checked static pressure on duct system, checked electrical components, checked kw out put of motors and compressor, checked charge on system, ran system through cooling cycle. Found condensate vent block, and blower never setup. Adjusted blower speed and removed tape blocking drain vent. Found down spout under sink blocking tee for condensate drain. Ductwork is undersized and making blower work harder to get job done. Txv is failing. Tcv is starting to shut down causing high superheat. Secondary drain pan is quite rusted. Quoted customer repairs. Homeowners will look over quotes and get ahold of us when ready to move forward. System is cooling but not at a 100% at this time.
Checked temp split, indoor components, and outdoor coils. Air filter was very dirty, did not purchase one of ours, they want to go buy one and replace themselves. Otherwise everything in good condition and clean
Found low voltage short in 2nd stage heat strips. Repaired and unit is heating properly at this time. Updated landlord contact information.
System not cooling on a 8 year old Goodman condenser. Recommended to replace condenser fan motor.
